Insist that your Buyers get an inspection!
We just sold a home located in Belleview, Florida. It was built in 2001. It`s a wonderful home in a great location. The contract was executed and we have 10 days to do an inspection. During the buying process we discuss with our clients how important inspections are.
It`s always important that we do an inspection.
Our buyer decided that he would waive an inspection because he felt that paying $300.00 for an inspection was too much.
I explained that there are roof and termite issues, that always need to be addressed because of the weather conditions in our state.
Three days ago it rained in the area. My agent stopped by the home and took a look inside the house.
Guess what?!
The roof does have a leak and we notified our buyer to once again remind him of the importance of getting an inspection done.
I`ve already sent out an addendum notifying the Seller and Sellers Agent that the roof needs to be repaired by a certified roofer as well as clear roof to be supplied prior to closing.
Our buyer fully realized how imperative it is to do an complete inspection now and has made arrangements to have an qualified inspector look at his new home.
